Client requested Ross Heatley to secure approval to add fast food premises to their existing service station site to replace the existing mechanic’s workshop. The development application involved a complex information request from Council entailing consultants in:
- Economic Need Analysis
- Acoustic Impact
- Lighting impact
- Traffic Impact
- Stormwater management
- CPTED

Council had suffered an expensive loss in Court on a nearby site and wished to ensure any approval on this site was warranted on economic needs grounds. Council was also concerned about potential environmental impact on adjacent residential uses. The site itself was zoned residential.
Ross Heatley utilised his extensive consultant(s) network and assembled an appropriately skilled multi-disciplinary team to make a convincing submission to counter Council’s reservations about the proposal.
A drone was used for imagery of existing view from neighbouring properties and project architects, TRG architecture, superimposed imagery of completed works for public review.
A semi-enclosed ‘tunnel’ was employed so as to ameliorate light/noise impact to nearby residential uses.
